One of the things that baffles me the most in residential real estate is some people’s reluctance to using a buyer’s agent when purchasing a home or they think that it doesn’t matter who they use to help them with their purchase. I think that Buyers Agency (also known as Buyer Brokerage) is one of the most misunderstood areas of residential real estate today. Let me clear up several of the myths and explain some of the value we bring to the buying experience.
Engaging a Realtor to help you find a home, negotiate the contract, and navigate to the closing table will cost you absolutely nothing. The buyer’s agent’s commission is paid by the seller when a buyer purchases a home listed by a real estate broker. The buyer’s agent and the listing agent co-op in the transaction…the buyer’s agent (also called the selling broker) represents the buyer while the listing agent represents the seller and the two agents share the commission that the seller agreed to pay when they listed their home. It literally costs you nothing to use a buyer’s agent and it will likely save you a lot of money by the time you walk away from the closing table.
